The difference between a Level 2 & Level 3 Survey

Level 2 Survey (Home Survey – Level 2): A visual inspection of the property that identifies significant defects, urgent issues, and matters that may affect value. The surveyor will not look behind walls, under floors, or carry out detailed investigations.

Level 3 Survey (Home Survey – Level 3): A more detailed inspection and report. It provides a fuller assessment of the property's construction and condition, explains defects in greater depth, discusses likely causes and consequences, and gives more detailed advice on repairs and maintenance.

In short, a Level 2 tells you what the main issues are, whereas a Level 3 explains the issues in more detail, why they may have occurred, and what is likely to be involved in putting them right.
